Empty lot on Melrose site of mixed-use project

LOCAL FIRM Rios Clementi Hale to design interiors for units.

After being dormant for many years, an empty lot at the northwest corner of El Centro Ave. and Melrose Ave. will be the site of an 85-unit apartment building with ground floor retail.
A project of the California Landmark Group, construction is expected to begin in 2013 on the $40 million project. The  55,000-square-foot vacant lot is split by an alley. The project will be built above the alley, which will remain in use. The Westwood-based firm plans to invest more than $75 million in the next 12 months in multi-family development properties throughout Southern California.
Rios Clementi Hale, 639 N. Larchmont Blvd., will design interiors, the facade and provide landscaping design. The firm is at 629 N. Larchmont Blvd., half-block away from the proposed project.   PK Architecture is creating a mid-century modern design.
Unit rentals will range from 600 to 1,200 square feet and rent for $2,000 to $3,000 per month. Retail along Melrose will include “stores and restaurants, along with several live/work units,” according to a press release.
